Soft washing cleans algae, mildew and pollen film off Fox River Grove siding, trim and soffits by soaking on a gentle cleaner and rinsing lightly, so nothing gets blasted. Rob's Exterior Services is a family business based in Woodstock and owned by Rob Morales, who does each job personally with no subcontractors. Jobs begin at $200. Humid river air and tree shade explain why village walls go green. Free quotes come by text at (815) 451-0106.
Siding in a river town ages differently. In Fox River Grove the air carries moisture off the water, the lots are full of mature trees, and morning dew lingers on north-facing walls long after the sun has dried the south side. The result is a green or gray film that creeps up from the foundation and settles into the corners of every window.
Pressure alone is a bad answer to that film. Soft washing swaps force for chemistry, letting a mild cleaner do the heavy lifting and finishing with a light rinse. Rob uses it on the surfaces that cannot take a hard spray, and he explains which method he plans to use on your house before he starts.
What the film on your Fox River Grove siding really is
That green wash on the shady side is usually algae, sometimes mixed with mildew and pollen. It feeds on organic dust and moisture, which is exactly what a damp, tree-covered lot supplies. Left alone it spreads, holds more moisture against the wall and makes the siding look years older than it is.
Black spotting around window corners and under eaves is often mildew. Orange or rust marks near spigots and gutters can come from mineral-rich water. Rob identifies which problem you have before choosing a cleaning approach, since algae, mildew and iron stains respond to different solutions.
Matching the method to the house: a village with three eras of siding
Housing data for the village shows a mix: roughly one in five homes built before 1940, a large share from 1970 to 1989, and nearly a third from 1990 to 2009. That spread means vinyl, aluminum, painted wood, fiber cement and sometimes brick all show up within a few blocks.
Vinyl tolerates soft washing well but can be pushed behind its laps by hard spray. Painted wood on older homes can lose paint if blasted. Fiber cement is more durable but still benefits from a gentle method. Rob reads the surface first, then sets up the wash to suit it.
- Vinyl and aluminum: algae, chalking and road splash
- Painted wood: mildew in trim, peeling at the edges
- Fiber cement: green film in grooves and at the base
- Soffits and fascia: spider webs, dust and mildew spots
Plants, ponds and runoff near the water
Many yards here back onto green space, a park edge or the river itself, so protecting plants and water matters. Rob wets down landscaping beforehand, keeps the solution on the wall where it belongs and rinses thoroughly afterward. He does not use the process as an excuse to flood the garden.
If your property drains toward the Fox River or a storm inlet, mention it when you text. The Soft-Wash Cleaning Solutions: Plants, Pets and Storm Drains guide covers what typically happens to plants and runoff, and Rob can adjust his approach based on what is growing near the house.
What to expect on the day
On arrival Rob walks the house with you if you are around and points out the trouble spots. He covers or avoids sensitive items such as exposed light fixtures and open vents, wets the plants and applies the solution from the bottom up, so streaks do not form. After a short dwell time, he rinses from the top down.
Most jobs run fine while you are at work. Close windows, move outdoor furniture and unplug anything on exterior outlets. The How Do You Prepare Your Home for an Exterior Cleaning Visit? checklist covers the details, and Rob will text you when he finishes so you know the job is done.
Limits worth knowing before you book
Soft washing cleans the surface. It does not repaint peeling siding, tighten loose boards or fix a cracked caulk line. If your house has chipped paint, Rob will tell you the wash may lift loose flakes and that a touch-up may follow. That is a normal outcome, not a failure of the method.
Staining from rust, tannins or mineral deposits can sometimes fade but not vanish completely. Rob sets honest expectations from a photo, and if you want the whole exterior refreshed, house washing and roof washing often make sense as part of one visit.
Soft Washing through the year in Fox River Grove
Spring
After winter, the shady sides show the worst algae. Early spring cleaning removes the film before pollen and cottonwood settle onto damp walls.
Summer
Heat and humidity speed up growth near the river. A summer visit works if spring was skipped, and dries fast enough to look finished within hours.
Early fall
A good window for a wash before leaves fall and the damp season starts. Clean siding heading into winter is easier to keep clean.
Winter
Freezing weather rules out this work in northern Illinois. Use these months to plan, trim branches off the walls and send Rob photos for spring scheduling.

If the siding on your house has gone green or gray and scrubbing it yourself has lost its appeal, a gentle wash is the easier road back. Rob travels out from Woodstock and does each job personally. Photograph the shadiest walls, send them to (815) 451-0106, and he will describe the method he would use and when he could schedule you.
